"RULES WE LIVE BY"

For many, condominium living is a new way of life.

Each owner is entitled to the complete use of the facilities that he/her owns, but not to conflict with the rights of others.

The By-laws relating to use and decorum hereinafter as follows shall be deemed in effect until amended.

The Renter and Owner shall, at all times, obey the same and use their best efforts to see that the By-laws and rules and regulations are faithfully observed by their families, guests, invites, servants, and persons whom you exercise control and supervise to maintain a peaceful and harmonious atmosphere.

Owners and Renters are responsible for any damage or defacing of the property, which they, their quests, families, invites, or servants have caused.

RULES WE LIVE BY:

  1. Sidewalks, entrances and all other common elements must not be obstructed, encumbered or stored such as carriages, bicycles, wagons, shopping carts chairs, benches, tables, or any other object of similar type and nature ........Article 12 (a)

  2. No articles in the entrance ways ....
    No clothing, cloths, blankets, towels, rugs, mops or laundry of any kind, or any other article be hung or exposed from any condominium or common Element..... Article 12(c)

    Laundry drying-racks or beds on porches should be shielded from view by shutters or blinds.....Article 11.3

  3. No Unit Owner or resident shall direct, supervise, or attempt to assert any control over the employees of the Association. Article 12 (f)

  4. You shall not make or permit any disturbing noises by any person(s).. or play or operate any musical instrument, phonograph, radio, television or sound amplifier in his/her unit to disturb or annoy other occupants of Condo. This includes nuisances of any use or practice that is a source of annoyance to other residents.... Article 12(i)

  5. No signs, advertisements, notices or other lettering shall be exhibited, displayed, inscribed, painted, or affixed in, on, or upon any part of the Condominium Unit that is visible from outside the building....Article 12(j)
    Nor on the premises of the condominium property. Article 11.3

  6. No truck, camper, bus, mobile home, van, tractor, motor coach, boat, boat trailer, trailer, motorcycle, commercial vehicle, lettered commercial vehicle, vehicles over 6,000 lbs., or like vehicles shall be parked, stored or left on the Condominium property. Parking is restricted to private passenger vehicles only.....Article 12(h)

    Vehicles illegally parked will be subject to tow away at Owner's expense. A fine of $10.00 a day, for violation after mailing of written notice to vehicle owner. Fines against a owner, tenant, or guest will become a lien on the unit involved together with reasonable attorney fees plus filing fees and court cost.....Article 11.3 & Article 11.2

    Commercial vehicles or other vehicles upon which business advertising is displayed will not be parked on the condominium property EXCEPT when such vehicle is actively engaged in providing a commercial service or making a delivery to a condominium unit..... Article 11.3

  7. The parking facilities shall be used in accordance with the regulations adopted by the Board. Therefore, no vehicle is to be backed into a parking space.... Article 11.3

  8. Automobiles which are leaking oil or gasoline should be removed from the driveway and kept off the premises until the vehicle is fixed. All costs incurred in the cleaning and repair of the parking area will be assessed against the Owner of the vehicle.... Article 11.3

  9. In NO event shall a person allow a walking animal anywhere on the Condominium Property unless carried or held on a leash not to exceed six (6) feet. Feces shall be immediately picked up and properly disposed of. No animal shall be maintained or harbored within a Unit that would cause a nuisance to others. Be thoughtful of those who do not have pets.... Article 12(p)

  10. No cooking or sun bathing is permitted on or in the Common Elements other than the designated areas (such as Pool and Clubhouse).....Article 11.3

  11. Complaints or requests of the Condominium Property or Unit shall be made in writing, signed by the complaining or requesting party and dropped in the box at the Clubhouse or mailed to the Management Company (copy to the Board).......Article 12(t)

  12. When placing trash in the dumpster, DO:

    1. Breakdown cartons and boxes

    2. Recycle properly - (rinse out glass & plastic containers before throwing into recycle bin)

    3. If the dumpster is full, place trash in another container.

  13. LEASING YOUR UNIT:

    No rentals for less than ninety (90) days
    No owner may lease his/her unit more than twice (2) a calendar year.
    No unit owner may lease their unit without notifying the Association.
    1. Owners leasing their unit must provide the Association with a copy of the lease. The lease must state that lessee will abide by the "Rules We Live By", which will become an addendum to the lease.

      A $100.00 Application Fee, payable to Wingfoot Condominium Association, should be included with the lease submittal. This fee is non-refundable.

      After Committee reviews the lease, the Board will issue a Certificate of Approval that states the lease terms are in compliance with the Association's documents. Additional copies of "Rules We Live By" will he furnished to the Lessee.

  14. LEAVING YOUR UNIT:

    During your extended absence, please do the following:

    1. Shut off the main water supply valve.

    2. Disengage the hot water circuit breaker.

    3. Food stuff which might spoil or attract insects should be placed in refrigerator or cupboards.

    4. It is wise to place insect bait or deterrents where insects are most likely to enter.

    5. Moveable objects or furniture should be removed from the porch it is protected by hurricane shutters.

    6. Leave air conditioner temperature control or humidity control set to "ON" to prevent mildew.

    7. Arrange for periodic inspection of your unit during your absence.

    8. Leave a key with a neighbor and notify the Board with information. (phone # where you can be reached)

  15. POOL AND POOL AREA:

    1. All persons using the pool do so at their own risk.

    2. All persons must shower before entering the pool.

    3. Persons with infections, fungus, skin diseases and like should not use the pool. Be considerate of others.

    4. Absolutely no pets are allowed in the pool, pool area or Clubhouse.

    5. Glass is prohibited in the pool area or deck area around the Clubhouse.

    6. Diving masks, scuba equipment, flippers and goggles are not permitted in the pool.

    7. Children under 18 years of age must be accompanied and supervised by a responsible adult.

    8. BABIES IN DIAPERS WILL NOT BE PERMITTED IN THE POOL AT ANY TIME.

    9. Running, boisterous conduct, unnecessary splashing or ball throwing will not be permitted in the pool or pool area.

    10. Pool will be open daily from 9:00 a.m. to 9:00 p.m.

    11. The pool may not be reserved for private parties.

    12. All persons in bathing suits going to and from the pool are required to wear a covering garment.

  16. CLUBHOUSE:

    1. The Clubhouse is for the use of Unit Owners of Wingfoot. The facilities of Wingfoot Clubhouse will be reserved exclusively for the use of Wingfoot Owners Association functions (i.e. cards, socials, games, craft classes and reading.)
