RULES AND SUGGESTIONS FOR OWNERS, GUESTS AND LESSEES
GARBAGE AND TRASH
- Garbage and other waste material should be packaged in plastic bags and tied to prevent breaking before being placed in the trash chute located on each floor.
- Large bundles and packing boxes should be carried to the trash room.
- Bottles should be carried to the trash room or placed in the covered container near the door if the trash room door is locked.
- Old newspapers should be rolled and securely tied before dropping them in the chute.
- The trash room door should be closed at all times.
AREAWAYS AND BALCONIES
- No sports equipment - life rafts, surf board, snorkeling gear, etc. is to be stored in the halls or balconies. Storerooms are provided for this purpose.
- No towels, bathing suits, rugs, etc., are to be hung on balcony railings.
- Local fire regulations prohibit the use of barbecues or other cooking equipment on the balconies.
SWIMMING POOL
- Occupants must abide by the Condominium rules posted at the pool and in the elevators.
- Occupants going to and from the beach area should wear beach robes and slippers. It is suggested that bathers towel themselves and remove sand before entering the building. Wet floors in the elevators create a hazardous condition.
- Tar removal equipment is located in the box at pool side. In returning from the beach, please carefully remove tar and sand from feet and shoes. This will help keep our lobby, sauna rooms and halls clean.
GUESTS
- Guests occupying an apartment in the absence of the owner should be registered with the Board of Directors. Their names will be posted on the bulletin board with an indication of the probable length of their stay.
LESSEES
- Lessees are limited to members of one family only, which does not include children younger than sixteen years of age. Lessees are not permitted to have a dog, cat, bird or other pet in the apartment.
LEASING
Be it resolved that Article X11, Paragraph G, of the Declaration of Condominium of Ocean Towers Condominium Apartments be amended to read as follows:
G. LEASING. After approval by the Board an entire apartment unit may be leased, provided the occupancy is only by the Lessee and his family, which does not include any children younger than sixteen years of age, nor a dog, cat, bird or pet of any kind. No individual rooms may be rented and no transient tenants may be accommodated.
No apartment unit shall be leased for a period of less than one (1) month, nor more than twice in a calendar year. Within the meaning and intent of this provision, the use and occupancy of an apartment unit in the absence of the owner by any party, other than a person or persons related to the owner by blood or marriage, shall be deemed to be a lease of the premises.
A written application on a form prescribed by the Board for the approval of a lease is required to be submitted to the Board by the proposed Lessee and Lessor jointly at least fifteen (15) days prior to the commencement of the period of the lease.
