MUIRFIELD CONDOMINIUM ASSOCIATION, INC.
RULES AND REGULATIONS
(as set forth by the Covenants and Restrictions)

  1. Each Apartment is intended for single family use only, defined as not more than 3 adults or 2 adults and 2 children. Permanent residence is for a period greater than 30 days per year.

  2. Lease of a Condominium apartment must be for a period of not less than (3) consecutive months. All lessees are subject to the terms and conditions of the Condominium Documents and must follow the application procedure prior to taking residency.

  3. Any guest residing 30 days or more is considered a resident, and must follow the application procedure. A guest visiting an apartment when the Condominium Owner is not present must have his/her name, length of stay and vehicle information submitted to the Association in writing prior to his/her arrival.

  4. No material alteration(s) may be made to the Condominium apartment without the prior written approval of the Association. Alterations include, but are not limited to: installation of tile in the apartment or screened enclosure. No alteration to the exterior of the property is permitted.

  5. No signs including, but not limited to: "For Sale/Rent," may be displayed on the property.

  6. All window coverings viewed from the exterior of buildings shall be white to maintain uniform appearance. No awning or projections shall be attached to the outside walls of the building.

  7. No laundry may be hung or dried on the screened enclosure of any apartment. Residents may place hanging plants and outdoor furniture on the screened enclosure.

  8. Holiday decorations may be displayed within the immediate area of each resident' s apartment for a reasonable period of time surrounding the holiday, not to exceed 3 weeks before and 1 week after. All such decorations shall be temporary and no permanent decoration may be affixed to the apartment or property.

  9. No commercial business or activity may shall be conducted in any apartment or on the property.

  10. No inflammable, combustible or explosive fluid chemical or substance shall be kept in any apartment. No barbecuing is permitted in an apartment or in the screened enclosure. Propane grills are not allowed.

  11. Garbage and trash must be placed in sturdy plastic bags and tied prior to being placed in dumpsters. At no time may trash be placed on the floor of the dumpster area. If the dumpster is full, place your trash in another dumpster site. Recyclables are to be placed in containers identified in the dumpster area, as well. No plastic bags may be placed in the recycle bins. Place only: glass, aluminum, or plastics or paper and cardboard. Any large cardboard should be flattened and placed inside the dumpster for pick up. Notify management if any item is too large to fit into the dumpster so that special pick-up arrangements can be made.

  12. Passageways must be clear and unobstructed at all times. Storage of personal items must be kept within the condominium apartment or storage closet of each apartment.

  13. No pick-up truck, van without windows, Hummer, boat, trailer, jet ski, motorcycle, motorized skateboard, ATV, camper, motor home or similar property shall be stored on or within the property without the prior written consent of the Board of Directors. No skateboarding, roller skating or similar activity shall be permitted on the property. Bicycle riding is permitted. Bicycle racks are provided on the common element of the parking area.

  14. Each resident shall park his/her automobile or van in his/her assigned space. All parking spaces not assigned may be used by guests of the resident. The Association maintains the authority to reassign spaces, if required. A limited number of spaces are designated for residents' non-commercial vans. No vehicle which cannot operate on its own shall be parked on the property. No repairs, except emergency repairs, shall be permitted.

  15. The Association shall retain a key to all Condominium apartments. No resident shall alter any lock or install a new lock without written consent of the Board. Where such consent is provided, the resident shall provide the Association with an additional key for emergency use.

  16. Keys - Mailbox is controlled by the Post Office. The previous owner and/or realtor should notify you of the location an number.

  17. Only fish, birds (limit 2) and one domestic dog (no more than 40 pounds at maturity) or one cat (no more than 20 pounds. at maturity) shall be permitted for Owners. Tenants may not have pets. An animal must be leashed and under the control of its owner when walked on the Condominium property. Any animal excrement must be removed from the property by the owner and disposed of in a proper manner. Pets may not be left in the screened enclosure of the apartment when the owners are away.

  18. The swimming pool is for the use of residents and their guests only. All pool rules must be obeyed. Children under the age of 15 must be accompanied by an adult when using the pool area. Children wearing diapers must have rubber pant protection over the diaper. One pool key has been issued to each unit. There is a $50.00 charge to provide a replacement for a lost key. The pool is open from dawn to dusk.
