RULES AND REGULATIONS
APRIL, 1999

These Rules and Regulations have been established by the Board of Directors for the guidance of all Owners and their Guests and Tenants. Any suggestion of questions regarding them should be made directly to a Board member.

OCCUPANCY:

  1. Apartments are to be occupied by a family, its servants, its guests or its lessees only as a residence, and for no other purpose, provided, however, no guests (other than family members of the dwelling unit owner or lessee) shall occupy the dwelling unit, unless said dwelling unit owner or lessee is in residence, unless an exemption to this requirement is granted by the Board of Directors of the Association due to extenuating circumstances.

  2. Owners are responsible for their guests observance of these Rules and Regulations, and for any acts, behavior or damage to common elements caused by family, guest, or lessees.

  3. Children under the age of fifteen (15), including family members, may not occupy an apartment for a period to exceed twenty-one (21) days consecutively, nor for more than ninety (90) days in a twelve (12) month period.

ACTIVITIES:

  1. Sunbathing is permitted only in the pool area and on the beach. Bathing suits are not suitable attire in areas other than the pool and the beach; shirts, jackets, or other cover-ups should be worn over suits outside of those areas.

  2. Walkways are not to be used as sitting areas.

  3. Children shall not play in hallways, the lobby area, or with sports equipment around the pool. The elevator is not to be operated from the halls or in the cab by any child under eight (8) without adult supervision.

  4. The use of skates or skateboards is prohibited on Condominium property.

FACILITIES:

  1. The common elements of the Condominium are attended by the maintenance man Monday through Friday 8:00 a.m. to 4:00 p.m. Except in emergencies, he is not to be asked to perform personal services during that period.

  2. Kitchen sink disposals are for soft garbage which should not be thrown in the trash chute. All dry trash should be bagged in plastic trash bags before being thrown down the chute; bags can be obtained from the maintenance man. Boxes should never be thrown down the chute.

  3. Newspapers, bottles, cans, and cardboard boxes are to be left in the trash closet on each floor, sorted as indicated by the wall signs. Bottles and cans are to be rinsed and put in the trash can; newspapers and boxes are to piled neatly on the closet floor.

  4. All residents are asked to cooperate willingly in keeping corridors, walkways, the pool area, and lawns free of litter or personal belongings. clothing, towels, or other items are not to be hung on walkway or balcony railings.

  5. The laundry room machines are to be used only between 6:00 a.m. and 9:00 p.m. Dryer filters are be cleaned and the light put out when leaving. As a matter of courtesy, residents are asked to confine their use to one washer and one dryer at a time when neighbors are waiting.

  6. The common areas are for use only by apartment owners and their families, guests and lessees, and use by unauthorized persons is prohibited.

CARS AND PARKING:

  1. It is necessary to have the owner's explicit permission to use another owner's assigned parking space.

  2. Do not back cars into the covered parking spaces; exhaust fumes damage the walls.

  3. Guest parking is for cars and delivery or service trucks only. Boats, trailers, campers, or other trucks cannot be parked on Condominium property.

  4. Residents are reminded of the blind corners at the ends of the covered parking spaces. Traffic should enter only through the south driveway and exit only through the north driveway, and speed should be low at all times.

  5. The lobby entrance should not be blocked except when loading or unloading cars, and unattended vehicles are not to be left at the front steps.

POOL AND BEACH:

  1. Attention is directed to the Rules for Pool Usage posted at the pool house and listed below. Owners are responsible for calling the Notice and its provisions to the attention of their guests.
    POOL RULES:

    SHOWER BEFORE ENTERING POOL
    NO DIVING
    NO RUNNING ON POOL DECK
    NO GLASS OR EATING ALLOWED IN POOL AREA
    NO LOUD MUSIC
    CHILDREN UNDER 12 MUST BE ACCOMPANIED BY AN ADULT
    KEEP POOL AND GRILL AREA CLEAN
  2. Proper "cover-up" attire is to be worn when going to and from pool.

  3. For sanitary reasons, children under the age of four (4) are required to wear swim diapers when in the pool. Swim diapers are provided by the Association at cost, and may be obtained from the Building Superintendent.

  4. Residents, their guests and lessees are asked to help in keeping the beach clean and tidy. Rubbish containers and products to remove tar and sand from feet and shoes are available by the steps to the beach.

  5. Outdoor cooking is permitted on the Association grill only, which is located near the flag pole. Fire code prohibits outdoor cooking in all other areas such as balconies, walkways, and lawn area.

SALE AND LEASING:

  1. Approval of the Board must be obtained for the sale, lease or other transfer of ownership of any apartment. Details regarding the procedures for such actions may be found in Articles XI and XII of the Declaration of Condominium.

GENERAL AND OTHER:

  1. All outside planting must be approved by the Board; the Landscape Committee must review all proposals prior to action by the Board.

  2. No owners shall permit any use of an apartment that allows a fire hazard to exist, nor shall any use be made of common elements that will increase insurance costs of the common property.

  3. Outside contractors or workmen must have written permission from the Board to park or work outside the normal work week, i.e., Monday through Friday, 8:00 a.m. to 5:00 p.m. Owners are responsible to see that the permission is obtained when work is to be performed in their unit.

  4. A Bulletin Board is maintained adjacent to the mailboxes and is to be used only to introduce guests or to post notices approved by the Board of Directors.

  5. State law requires that a key to each apartment be held by the Board of Directors, for entry in emergency situations. Only the maintenance man, the Board member charged with building maintenance oversight, and the President have access to those keys.

  6. No immoral, improper, offensive or unlawful use shall be made of any apartment or the Condominium common elements.
