Welcome to Phase IV-B of the Indian Creek community! We are pleased that you have selected our community for your home.
Phase IV-B, also known as the Monterey Villas, consists of 71 villa homes with garages. We are a deed restricted community, governed by a Homeowner's Association. Membership is automatic with the purchase of a home in Phase IV-B. The Association is organized as a not-for-profit corporation under Florida statute 617. It is administered by a Board of Directors elected annually by the membership (each December). Bristol Management Services, Inc. is the agency which assists the Board in carrying out the day-to-day operations of community business.
We have found that, for many people who have never experienced it, Association living is often confusing trying to determine who does what and the like. We offer the following information to help you understand the basic association functions. Please refer to your "documents" for specific items you may have questions about, or contact the property manager.
Quarterly assessments are due on the first day of: January, April, July and October. an invoice is sent to you about 15 days prior to each due date. Be sure to notify the management office of any change in address or phone number.
LAWN CARE: The Association is responsible for mowing all the lawns in the community. The landscaper will also trim shrubs, weed, edge and fertilize the grass. Any special work you need to be done can be performed by the Landscaper for an additional fee by contacting him directly. Any trees on your lot are your responsibility to maintain. Remember, the community has a lawn maintenance contract, not a "private gardener" for each home.
CABLE: A bulk cable TV contract with Adelphia Cable is also provided by the Association. Premium channels can be added and billed directly to you by contacting Adelphia.
HOME EXTERIOR MAINTENANCE: The Association contracts with a roof cleaning company to perform an anti-algaecide spray twice per year. Painting of the stucco and trim on each villa home is performed by the Association on a regular, rotating schedule (approximately every 4 years per building). Wood repairs or replacement and other repairs to the home are the homeowner's responsibility.
INSURANCE: The Association maintains liability insurance for the "common areas" only. You are responsible for insuring your home and contents therein.
ALTERATIONS TO YOUR HOME: Any exterior changes you plan to make on your home must be approved by the Board of Directors, to maintain conformity in the community. Submit a written request for approval with a description and architectural plans to the management office for review by the Board.
SELLING OR RENTING YOUR HOME: Contact the management office for appropriate forms to be completed for resale or rental of your villa.
RULES & REGULATIONS: Attached is a copy of the Association rules and regulations. Please take a few minutes to familiarize yourself with them. Remember, they are not intended to be onerous, but are designed to make Monterey Villas a pleasant place to live for all 71 residents families.

RULES AND REGULATIONS - VILLAS
The following is a digest of various paragraphs in our Homeowners' Documents entitled "Subdivision Restrictions," as well as actions taken by the Board of Directors. It is the intention of the Board that these Rules will be enforced, and violations could result in civil action in any court of jurisdiction against those violators.
- NO ILLEGAL, NOXIOUS, OR OFFENSIVE ACTIVITY SHALL BE PERMITTED, OR ANYTHING
WHICH IS A NUISANCE OR SOURCE OF EMBARRASSMENT, DISCOMFORT, OR ANNOYANCE TO THE NEIGHBORHOOD (LOUD MUSIC, BARKING DOG, ETC.)
- NO MORE THAN TWO DOGS - UP TO A TOTAL OF 40 LBS; ONE CAT, 4 BIRDS. NO
OTHER ANIMALS PERMITTED. DOGS MUST BE ON A LEASH WHEN OFF THEIR OWN PROPERTY, AND OWNER MUST REMOVE DOG DEBRIS FROM ANY GROUND AREAS.
- NO MORE THAN 3 VEHICLES ALLOWED PER VILLA (if a double driveway exists) - ONE
MUST BE PARKED INSIDE THE GARAGE.
- NO VEHICLE IS ALLOWED TO BE PARKED IN THE STREET OVERNIGHT, OR BLOCKING
THE SIDEWALK AT ANYTIME - OR VEHICLE WILL BE TOWED AWAY AT OWNER'S EXPENSE. THERE IS TO BE NO VEHICLE PARKING ON ANY VILLAS GRASS AREAS AT ANY TIME.
- THE GARAGE DOOR MUST BE KEPT IN A CLOSED POSITION, EXCEPT WHEN ENTERING
OR EXITING THE GARAGE.
- NO COMMERCIAL OR RECREATIONAL VEHICLES ALLOWED UNLESS:
- Legitimate loading or unloading, for work being carried on.
- Such vehicle is parked inside garage, completely screened from public view. No logo or advertisement on vehicle is to be visible.
- NO BUSINESS, SERVICE REPAIR, OR MAINTENANCE FOR THE GENERAL PUBLIC
SHALL BE ALLOWED ON ANY LOT AT ANY TIME.
- NO GAS, PROPANE, OR OTHER TYPE OF FUEL CONTAINER SHALL BE PERMITTED ON
OR ABOUT THE OUTSIDE OF ANY VILLA UNLESS ENCLOSED ON ALL SIDES BY A SCREENING, APPROVED BY THE ARCHITECTURAL CONTROL COMMITTEE.
- NO EXTERIOR CHANGES TO A VILLA ARE ALLOWED UNLESS APPROVED AHEAD OF
TIME BY THE ARCHITECTURAL CONTROL COMMITTEE.
- NO TRASH, GARBAGE, DEBRIS, ETC. SHALL BE DEPOSITED, OR ALLOWED TO
REMAIN ON ANY PART OF THE SUBDIVISION, NO FIRES FOR BURNING DEBRIS.
- ON WINDOWS - NO FOIL, NEWSPAPERS, BLANKETS, SHEETS, ETC. ALLOWED.
