ASSOCIATION ASSESSMENTS

$ 852.00 -   Quarterly

Late fee after 15-days; Interest may be applied up to 18% from due date.

Delinquent 15-days after due dates (Jan 1, Apr 1, Jul 1 and Oct 1)

 

 

After 90-days account is sent to the Attorney for collection.

 

 

 

ASSOCIATION MAINTENANCE

The Association shall have the duty and obligation to perform: 1) landscape maintenance; 2) Routine Irrigation repairs; 3) Cleaning of roofs; 4) Painting exterior of homes;  5) Maintain common area pavers, lighting, sidewalks, Street Trees (located in swale area, between road and sidewalk.

LANDSCAPING

All landscape changes/modifications required the approval by the Landscape Committee.  Removal and replacement of plants/trees is the financial responsibility of each owner. Work orders must be obtained from Bristol for all landscaping requests.

OWNER MAINTENANCE:

Cleaning & maintaining driveways, repairs to the exterior of Homes and any adjoining wall or fences, including pressure cleaning same.

NOTE: If owner fails to maintain Lot, after 30-days written notice from the Board, Association may undertake such repairs; Owner will be assessed (Lien) for such repairs.

This includes all Attorney fees.

RESALES/RENTALS

Require prior approval of IBIS POA and Acknowledgement to HOA.

POA Application & $100 fee required.

 

 

 

RESALES – Capital Contributions

A one time capital contribution of 3 months assessments (one quarter - $852.00) is required for all resales.

ARB BOARD

All exterior changes & modifications must be approved prior to commencement. An IBIS POA Architectural Request for approval form must be completed and submitted with all plans, specifications and material samples.

Projects must be completed within one year ( 1 Year) of approval

 

 

 

FINES

The Board has the power to fine for failure of an owner to comply with the provisions of the Declaration of Covenants of the Blue Heron Bay HOA.  The Board must notify the Owner of the violation & include the date and time of special meeting of Board where owner can appeal.

 

At least 6-days written notice of such meeting is required.

 

BOD has 30-days after hearing to reply to violator

 

1st Violation

 

Not to exceed $25.00

 

2nd Violation

 

Not to exceed $50.00

 

3rd & subsequent Violations

 

Not in excess of $100.00

 

Payment of fines due not later than 5 days after notice.

Fines treated as an assessment

BASKETBALL HOOPS/TENNIS COURTS

No tennis courts, basketball hoops or backboards are permitted anywhere on the property.

 

 

 

 

BOATS

No use of boats are permitted on any of the Ibis waterways

Exterior hanging of clothes not permitted

GARAGE DOORS

MUST be kept closed when not in use

 

 

 

 

 

 

 GARAGE LIGHTS

The HOA will replace all garage exterior lights as needed on a monthly basis.

 

 

 

 

 

MAILBOXES

Mailboxes were replaced in May 2007 by the Beautiful Mailbox Company.  All routine repairs will be the responsibility of the Association.

Contact Bristol for a work order for all mailbox repairs.

 

 

 

 

SECURITY

All homes are pre-wired for security smoke, fire & panic with motion sensors.

Owners must choose their security service provider, at their cost.

 

 

 

 

SATELLITE DISHES AND/OR OTHER ANTENNAS

 Satellite dishes will be permitted after approval from the Ibis POA. Dishes cannot exceed 39.37 inches in diameter

Owner must get approval for size, color & location from the Ibis POA ARB.

No more than 2 dishes permitted per Lot.

 

 

 

 SHEDS

No temporary structures (sheds, tents, trailers) are permitted except as follows:

Except where construction is being done, with prior POA approval; removal required within 10-days of completion.

 

 

 

 

SHUTTERS/AWNINGS/WINDOW COVERINGS

 

MUST be approved in writing by the Ibis POA ARB prior to installation

 

 

 

 

 

 

SIGNS

No signs, posters, displays, billboards, advertising devices or flags of any character are permitted in public view on the interior or exterior of the home.

Flags require POA approval prior to installation.

 

 

 

 

TOYS

All outdoor play equipment must be screened from view by an Ibis POA approved fence, wall or landscaping

No toys, bikes, etc. permitted to be left in front yards or driveways

 

 

 

 

TRASH

Must be kept in rubberized containers w/lids and be placed at the curb no early than the evening before (after sunset) pickup or by 6:00am on the day of collection.

Trash pick-up on Wednesday and Saturday; Recycling items picked up on Saturday. Special pick-ups call: 659-8047.

 

 

 

PARKING

NO vehicles may park on the streets between the hours of 12:01 am and 7am

Ibis Security will ticket all violators.

 

 

 

VEHICLES

No vans (except passenger vans that seat at least 5 with windows front & rear side; no trailers, boats, RV’s, trucks, pick-ups, motorcycles or commercial vehicles are permitted

Except parked in owner’s garage.

 

Vehicle maintenance in public view not permitted.

 

 

 

PET RESTRICTIONS

No more than two dogs, two cats or one of each.

Leash law is in effect! Please pick up after your pets.

 

 

 

WALLS & FENCING

Require ARB approval. No walls or fences may exceed 6 ft. in height; no hedges shall be in excess of 7 ft. above grade.

Owner maintains fences

 

 

 

WINDOW TREATMENTS

Backing must be white, beige or neutral color.

 

 

 

 

 

FLOWERS

 Flowers will be planted in the Fall each year approximately Oct/Nov.  Each unit will received 75 plants per home and 5 plants around each mailbox.

MULCH

 

Each unit will receive 50 bags of mulch in the Fall.
