Project Questionnaire: Both Fannie Mae and Freddie Mac accept the Project Questionnaire. Our Project Questionnaire is printed with the most current update date right on the letter. In addition, Lenders will see on the website when the last project update was posted. Management firms, Condominiums and Homeowners Associations are required by contract to update project information every ninety days. If the Promissory Note date for a specific loan is over ninety days from the last project update, lenders may order a one-time free update for the subject loan insuring that the project data is current. Project Documents: Following is a list of document options that we offer on the web site with a brief description of what we include in those options. Homeowner and Condominiums Association Questionnaire: This will be up-to-date community Questions and Answers required by Florida Statute. CC&Rs: We will post the recorded CC&Rs and any amendments to them in this document group. Bylaws: The Bylaws of the association with any amendments are here. Articles of Incorporation: The state approved Articles of Incorporation for the association is required here. Financial Documents: Typically, management firms will store annual budgets, current year-end financials, reserve study summaries and a current monthly financial statement. Rules and Regulations: A current copy of the board approved Rules and Regulations will be stored here. Additionally any special notices to HOA members may also be stored here. Current Insurance: A copy of the project's blanket coverage declarations page and any fidelity bond coverage will be stored here. Reserve Reports: A full copy of the last reserve study completed. Those studies may be posted here. Resale Disclosure Forms: Many management firms have developed project specific custom resale disclosure forms that need to be completed for unit purchases. These forms can be stored here for delivery in a PDF format for your users.
