FPL LIGHT POLES:
To report a light pole that is not functioning properly, please write down
the seven-digit number that appears on the brass tag on the pole and call
Bristol Management’s Customer Service Representative. Also, please note we
need an approximate street location.
NEW NEIGHBORS :
Please help! If you see someone moving in, please call Bristol Management
and report so that the Welcome Committee can welcome them
to the neighborhood.
SALES AND LEASES:
If you are selling or leasing your home please complete an application
form, acknowledgement form and return with a copy of the contract and a
check made payable to the Association for $100.00 to Bristol Management.
An interview will then be scheduled. Following the interview a Certificate
of Approval will be issued to the Title Company and/or the owner. Also
please note that the Association has made a resolution to continue to
collect a capital contribution on each lot that is sold which is equal to
two months maintenance fee. This fee will be collected at closing.
HOLIDAY DECORATIONS:
The period for Holiday Decorations is from November 28, 2002 until January
5, 2003. All trimming of the landscaping will be completed by November 28,
2002. Please be cautious as to the placement of your decorations, because
the Association must maintain the community during the Holiday Season. The
Association will NOT be responsible for damage of anything placed in the
areas the association maintains.
LANDSCAPING:
A blue reflector is a universal indicator that the homeowner is requesting
that the
landscapers not trim the shrub material at
that residence. Blue reflectors are available at Home Depot. If a
homeowner’s landscaping is not maintained to the community standards due
to the homeowner’s request to not trim the material, the homeowner will be
notified to make corrections. Please remember that when you plant
landscape material at your home you are required to maintain the material.
Any landscaping that was planted by the Association needs an ACC approval
to remove it.
LANDSCAPING FOCUS:
During the months of September and October, the sod and plant replacements
are being addressed. In October we will begin the fertilization of the
turf, shrubs and trees. During the months of October and November, we will
be trimming all of the street trees. In November we will be mulching the
common areas and the front elevation of the homes. We will notify the
single-family home residents who may want to pay to have their side yards
and back yards mulched at the same time. As soon as the Landscape
Architect has completed the plans to enhance the entrances at Fredrick
Small Road
and University Boulevard, as well as the
foundation plantings of both community buildings, the Board has authorized
the management company to proceed with the plantings in these areas.
MILITARY TRAIL AND
UNIVERSITY BLVD TRAFFIC
LIGHT INSTALLATION:
All residents in Abacoa and anyone that has to travel down Military Trail
now that school has started can THANK the New Haven at Abacoa Board
of Directors and New Haven residents for their combined efforts to
expedite the installation of a traffic light at this intersection. The
traffic light will be installed by the end of November 2002. Until the
completion of Marlberry Circle to School House Road, the light will only
be
operational during the peak hours of school
operations. Once the road is completed, the traffic light will be fully
operational. Thank you New Haven for keeping all of our neighbors safe.

ATTN: NEW HAVEN RESIDENT:
Are you aware that the new Middle School has opened? Many of your children
are getting to school by walking, biking, etc. along Fredrick Small Road.
Once these children reach the round about on Central Boulevard neither the
children nor the drivers of the vehicles are conscious of the presence of
the other party. Unfortunately, we have no way to appeal to all of the
vehicles traveling this route so we are appealing to the parents of these
students to discuss the alternative route through New Haven South and
University Boulevard where cross walks have been established. The safety
of your children is a priority. Thank You.
ANIMAL LOVERS:
We all love our pets. Recently Bristol Management has had an increase in
phone calls because unleashed dogs frighten some residents. There is a
growing concern in your community from young and old alike with unfamiliar
pets walking up to them or jumping on them. Sometimes we forget that
everyone doesn’t know and love our animal. Please remember to leash your
pets and clean up after them. It’s the LAW!!!
PARKING ON STREET:
Parking is not allowed on both sides of the street. The white markings on
the pavement are the designated parking spots. For the safety of everyone
in the community please park only where permitted, so emergency vehicles
can pass through and motorists can see what may be coming into the street.
Your cooperation in this matter is greatly appreciated.
COMMUNITY BENCHES:
Recently the benches in the community are being broken. After inspecting
the benches, clearly this is not from wear and tear. New benches have been
ordered, however, we need everyone’s help in maintaining the benches for
the enjoyment of all of the residents that like to use them. Please report
any vandalism or suspicious activity confidential to Bristol Management.
NEW HAVEN AT ABACOA RULES AND REGULATIONS:
Last quarter all homeowners in New Haven received a copy of the Rules and
Regulations that were adopted by the Board of Directors. It is the
responsibility of each homeowner to ensure compliance of the rules. If a
homeowner in the membership does not comply with the rules, the
Association is then forced to take corrective action. Many homeowners take
it personally when they receive notification they are in violation of a
rule. The Board of Directors has a fiduciary responsibility to its
membership to maintain and enhance aesthetics and property values. Their
guideline for ensuring they are achieving this goal is the Association’s
Declaration of Covenants, Conditions, and Restrictions, as well as, the
Rules and Regulations.
IRRIGATION:
Please do not touch the irrigation system at your home. If you need any
assistance with the irrigation system contact Bristol Management and we
will process a work request with the on site irrigation person. If you
will be performing any work at your home and digging is necessary, please
contact Treasure Coast Irrigation to assist you. The operation of the
irrigation system at your home effects on all of your neighbors’ systems
as well.
CRIME WATCH:
The Crime Watch Committee has been working diligently to collect enough
Crime Watch Forms to receive the designation of a Crime Watch Community.
Unfortunately, there is a short fall in the number of forms that need to
be completed. Currently 165 residents have signed up. The community needs
50% of the owners to sign the form to receive the Crime Watch Designation.
The forms are available by calling Bristol Management. Homeowners will be
going door to door to secure more forms. Please rest assured that any
information provided is strictly confidential.
ARCHITECTURAL CONTROL
COMMITTEE:
The Association must approve all permanent exterior alterations. Remember,
this approval is to protect everyone’s property values, and approval must
be given first before the project begins.
bristolmanagement.com:
The website is at your fingertips. You can process a work request,
download the Association documents, and retrieve
sales and lease
applications and architectural change forms. You can also review the Board
of Director’s minutes and
newsletters. Soon we will be positing the Architectural Guidelines on the website.
